The real estate investment manager BGO and the project developer Prodac Industrial Real Estate have completed the new "Focus Logistics Park" in Nohra, Thuringia. The location offers wholesalers, logistics providers, and parcel delivery services a total of approximately 30,700 square meters of hazardous goods-capable storage space with 30 loading docks in three interconnected units, the two companies reported at the end of April. Another approximately 1,450 square meters are allocated for office and social areas, and approximately 2,400 square meters for the mezzanine warehouse.

The Focus Logistics Park is located at Grunstedter Weg 7, in close proximity to the DHL freight post center in Nohra. According to BGO and Prodac Industrial Real Estate,

it is conveniently situated and directly connected to the A4 highway and the Erfurt interchange, from where the A71 is also easily accessible. The Erfurt freight traffic center (GVZ Erfurt) is only eleven kilometers away.

"Thuringia is one of Germany's most dynamic logistics markets, with Erfurt developing into an important hub for major consumer brands and retail supply chains," said Jürgen Diehl, managing director of BGO. "Yet despite strong demand, there is a lack of sustainable, modern spaces near the GVZ Erfurt. That's why we seized the opportunity to create an energy-efficient, future-proof logistics solution in the heart of this growing region."

A certification from the German Sustainable Building Council (DGNB) according to

the highest building standard "Platinum" is being sought.

A photovoltaic system on the roof of the Focus Logistics Park generates green electricity. The property is equipped with air-to-air heat pumps, allowing it to avoid using fossil fuels for heating or cooling.

High-quality break rooms and outdoor areas with a wellbeing section - featuring table tennis tables, seating with a barbecue area, and a pétanque court, contribute to a pleasant environment for employees, according to the company.

"For the leasing of the property, we are in talks with well-known companies who wish to expand or consolidate at the site, as well as with local companies that need to expand their location. The units are

designed to be leased not only to one tenant but also to multiple tenants," said Lars Zimmermann, managing director of Prodac Industrial Real Estate GmbH, who is also the central contact person for leasing.

The "Focus Logistics Park" was built on an approximately 55,000 square meter brownfield site, previously used as a sand-lime brick plant by XELLA. BGO acquired the site from Hagedorn Revital in May 2024, after it had been fully prepared for development. After obtaining the building permit in the first quarter of 2024, the general contractor Goldbeck International was commissioned with the construction work. Prodac mandated Modevconsult GmbH (Weinheim) as the project manager to oversee the technical processes on site.
