According to the Logistics Real Estate Initiative (Logix), six projects are finalists for the Logix Award 2025, which honors outstanding logistics real estate developments in Germany. The award is aimed at properties completed between September 2023 and August 2025 that meet the requirements of municipalities, users, and investors as well as urban planning, ecological, and social criteria. The winner will be announced on October 6, 2025, at Expo Real in Munich, according to a press release dated August 4, 2025.
In the current competition, 27 projects were submitted, more than ever before, according to Logix. In a three-stage process, a shortlist of 13 projects was initially created. In an online meeting on May 27, 2025, a ten-member jury led by Prof. Dr. Christian Kille (TH Würzburg-Schweinfurt) selected six finalists. These presented their projects in person during a pitch in Würzburg on July 16,
2025.
The nominated projects (in alphabetical order):
- Delta Development, Levi Strauss & Co. European Distribution Center, DorstenLEED Platinum-certified logistics property with approximately 70,000 square meters of building area. Developed according to the Cradle-to-Cradle principle, reusing deconstructed building materials, with a positive CO₂ overall balance according to life cycle analysis (LCA). Energy supply via geothermal energy, photovoltaics, and a 1 MW battery storage. Office and logistics spaces meet the WELL standard, with a striking glass facade.
- Frasers Property Industrial, The Tube Düsseldorf, DüsseldorfRevitalization project with DGNB-certified deconstruction and local recycling of demolition materials. New building with 77,000 square meters of space, fossil-free energy supply via photovoltaic system (6.7 MWp) and battery storage. Socially used green spaces, preserved listed buildings, and a hybrid space concept. Certified according to DGNB Gold.
- Group7, Service Center and Office Building, Oberding near Munich64,000 square meters of building space with
- photovoltaic system (3 MWp), pre-installed storage for electricity, green roof for CO₂ savings and habitat for animals. E-mobility supported with 119 charging points for cars and trucks as well as 60 covered charging stations for e-bikes. DGNB Gold certification.
- Panattoni, International Consolidation Center ICC, BischweierBrownfield development on the former chipboard plant site. Use of 140,000 cubic meters of deconstruction material, photovoltaic system (9 MWp), air heat pumps, and extensive roof and facade greening. Citizen participation with a multi-stage decision-making process under the patronage of the state of Baden-Württemberg. DGNB Platinum certification sought.
- Verdion, PremierPark Ludwigsfelde, LudwigsfeldeNew building on industrial wasteland with 65,000 square meters of space. Traffic concept with integrated parking garage for space conservation, photovoltaic system (5.1 MWp), 50 car charging points, 160 covered bicycle parking spaces with charging function. Comprehensive remediation of contaminated sites and nature/conservation measures. DGNB Platinum certification in
- preparation.
- Weleda, Weleda Cradle Campus, Schwäbisch GmündCentral warehouse with 14,000 square meters of space and high-bay warehouse for 17,160 pallets. Hybrid construction using wood, concrete, and rammed earth, photovoltaics on all roofs, geothermal energy, and biodiversity measures (including 120 nest boxes in cooperation with NABU). DGNB pre-certification in Platinum.
According to Prof. Dr. Christian Kille, the projects demonstrate how significantly sustainability requirements in the logistics real estate sector have increased—especially regarding revitalization, deconstruction materials, architectural quality, and energy efficiency. The jury took this into account through a new multi-stage evaluation process.
As Logix reports, the applicants submitted comprehensive documents and presented their projects for the first time in direct exchange with the jury. The aim of the award is to make the further development of the logistics real estate asset class visible. The winner will be announced on October 6, 2025, at Expo
