Thirteen Seven, a German project developer based in Aachen, and BGO, a real estate investment management company, have completed a sustainable commercial new-build near Paderborn. The region is characterized by the industries automotive, printing, metal, food, clothing as well as by its logistics service providers, Thirteen Seven said in a press release on September 2. Courier service providers such as DHL are 45 driving minutes away. This enables late cut-off times for e-commerce companies, because ordered goods can still be shipped on the same day or guaranteed delivery times could be met.

The approximately 13,600 square meters of hall space are divisible from 4,400 square meters; in addition, there are

approximately 1,540 square meters of office space for administrative tasks as well as a roughly 510 square meter mezzanine. The height of 10.5 meters can, with appropriate racking, contribute to high efficiency in space utilization, according to Thirteen Seven.

Moreover, due to the WGK equipment, consumer goods such as perfumes and cosmetics, battery-powered household goods, electrified toys, e-scooters, as well as items such as smart watches, mobile phones or baby monitors, but also beverages and foods can be stored and distributed. As a result, according to Thirteen Seven, the property is interesting for a variety of companies, with its good divisibility also making it suitable, for example, for craft businesses.

„The new build guarantees sustainable, secure and affordable energy supply and the introduction of an efficient energy management system,“ said Mirko Eickhoff, managing partner of Thirteen Seven GmbH.

The property heated by heat pumps is located in the municipality of Schlangen (Gewerbepark 31), where manufacturing industry has settled. The A33 motorway is accessible via the B1 (exit Paderborn-Elsen), with further connections to the motorways A2 and A44. Companies with many employees can use 58 parking spaces. In September, the roof of the property will receive a large-area photovoltaic system. Theoretically, this could supply about 340 to 410 households with electricity. The property was constructed

according to the standards of the German Sustainable Building Council (DGNB); certification at the Gold standard is targeted.

„Also for manufacturing companies, the high degree of insulation is a major advantage because it enables them to maintain a constant temperature for processing the materials,“ said Dagobert Lennard Hein, Senior Consultant at the real estate consultancy Colliers in the Industrial & Logistics sector.

Regarding the use of the halls, the city is open to many types of business uses. „Sport concepts such as a hall for padel tennis are conceivable. An advantage is that the property is now completed and ready for occupancy.
