The Levi Strauss & Co. European Distribution Center of the project developer Delta Development in Dorsten in the Ruhr area is the winner of the Logix Award 2025 for logistics real estate. The Logistics Real Estate Initiative (Logix) presented the award on the evening of October 6 in a ceremonial setting at the EXPO REAL real estate trade fair in Munich.
The winning project is Germany's first logistics real estate development created according to the cradle-to-cradle philosophy in the sense of a circular economy. Among other things, construction materials and materials recovered during demolition were reused. By avoiding CO₂ emissions during construction and operation, Delta Development ensures a positive greenhouse gas balance over the building's entire life cycle. The assessment, according to Logix, was conducted via a life cycle assessment (LCA) and was recently confirmed by the international research and consulting institute EPEA. The LEED Platinum-certified property comprises a building floor area of around 73,000 square meters and was completed in October 2023.
A key role for sustainability is played by the implementation and use of
geothermal energy and photovoltaics (PV) to provide energy, heating, and cooling from fossil-free sources. This includes a PV system with a capacity of 3.45 MWp in combination with a 1-MW battery storage. In addition, workplaces designed to WELL Platinum standards, taking social sustainability into account, as well as an architecturally attractive design of the building's exterior.

of Trade Logistics at the Technical University Würzburg-Schweinfurt (THWS). “The winning project powerfully demonstrates what measures are already possible today to not only reduce CO2 emissions but to bring them to zero. In conjunction with the cradle-to-cradle principle, the Levi Strauss & Co. European Distribution Center is ahead of its time and can thus be described as a lighthouse for logistics real estate.”

A total of 27 submitted projects
With the Logix Award, Logix recognizes logistics real estate developments
that particularly meet the requirements of municipalities, users and investors. In addition, it takes into account how the projects integrate urban planning, ecological and social aspects. Of the 27 projects that the expert jury evaluated in 2025, six finalists were nominated in a three-stage application process.
Despite the outstanding role of the winner project, according to Logix all finalist projects in this year’s competition were characterized by climate and environmental protection. The other five finalist projects for the Logix Award 2025 were (LOGISTIK HEUTE berichtete):
