Segro continues its leasing at “SEGRO Park Düsseldorf Flingern” around four months before completion of the first construction phase. A total of 4,801 square meters of space were leased to the companies Schulz & Sohn and The Padel Company, announced the owner, manager and developer of logistics and industrial real estate as well as data centers on September 2 in a press release. In the past months Segro had already concluded contracts with various companies for the site. The two current deals are the largest so far, in terms of space.
The family-owned company Schulz & Sohn has chosen 2,401 square meters. It develops and produces individual and sustainable cleaning concepts and serves customers worldwide with them. Schulz & Sohn's headquarters are located only about 500 meters from the space rented by the company in SEGRO Park Düsseldorf Flingern. This location was a major factor in the decision. The company plans to handle deliveries between its headquarters and the logistics space in an
environmentally friendly way with an electric truck.
The Padel Company from Berlin, which markets itself under the name Mitte, will take 2,400 square meters in SEGRO Park Düsseldorf Flingern. The company aims to become the leading provider of Padel Tennis in Europe – a rapidly growing sport. Since the start of its operative business in February this year, The Padel Company has already opened three clubs in Germany with a total of 30 courts. The lease to The Padel Company is intended, on the one hand, to attract a broader audience to the site and thus further strengthen public perception. On the other hand, it will also create an additional offering for customers in the business park to make breaks and the time before and after work sportily active. The company had attracted prominent investors. Recently, investors include, among others, Felix Lobrecht, Jürgen Klopp's son Marc, and Hyrox founder Moritz Fürste.
The two newly leased spaces are located in the first construction phase
of SEGRO Park Düsseldorf Flingern. This will, upon completion, comprise three buildings with a total hall area of 22,400 square meters. The entire park will have more than 44,000 square meters of warehouse space, including the associated office and service areas. The flexible floor sizes of approximately 400 to 9,500 square meters are, according to the developer, suitable for companies from a wide range of industries and with various concepts. Segro began the construction in 2024 speculatively due to favorable site conditions, in other words without pre-lets. The completion of the first phase is planned for autumn 2025. The company acquired the 19-hectare site in 2022 from various subsidiaries of Thyssenkrupp AG.
In addition to an attractive location in close proximity to Düsseldorf city center as well as to the A46, a modern fit-out and an architecturally appealing façade design, Segro focuses on ecological and social sustainability in developing the site. All buildings are to meet the BEG40 energy standard; office roofs and
building façades will be greened. PV systems with a capacity of 1.6 megawatt-peak (in construction phase 1) will be installed on the hall roofs. In addition, more than 50 car parking spaces with E-charging stations and charging points for e-bikes are planned. Segro aims for the buildings of the first construction phase to achieve the DGNB Platinum sustainability certificate.
