Baytree Deutschland GmbH has acquired a plot of approximately 67,000 square meters in the industrial and commercial area on Friemersheimer Street in Duisburg. As part of the sustainable transformation of the brownfield site, Baytree aims to develop a total of more than 35,600 square meters of total space, according to a press release dated October 6. The building permit procedure is currently underway; in the first half of 2026 the works are to begin, and Baytree
expects the completion of the speculative construction project as early as spring 2027.

Not least, the excellent connectivity characterizes Baytree's latest project, according to the property developer.
“By sustainably converting a brownfield to current standards, we create the foundation for a forward-looking use at a strategically well-connected location,” reports Stefan Siegle, Head of Germany of Baytree.
The proximity to the Duisburg port—the world's largest inland port—and to
several international airports, such as Düsseldorf and Cologne/Bonn, as well as direct access to the motorways A3, A40 and A59, enable, according to the press release, a strong logistical network and access to global trade routes.
“The high flexibility in building design as well as the excellent technological equipment also ensure the long-term viability of the property,” adds Stefan Siegle. The planned building is to be divided into four autonomously leasable units of varying sizes, giving
future tenants plenty of room for customization. Together, the units comprise 31,400 square meters of hall space, 2,300 square meters of mezzanine space, and 1,900 square meters of office and social spaces.
