In Salzgitter, Garbe Industrial celebrated the topping-out ceremony for a conversion project on July 16, in the presence of representatives from the city and the companies involved in the construction. The 51,000-square-meter industrial brownfield has been comprehensively renovated, and the construction work on the logistics property being built on the site is progressing rapidly, according to the logistics property developer on the same day. The new building is expected to be ready for occupancy in the fourth quarter of 2025. The total investment volume amounts to approximately 40
million euros.
A logistics property with a total area of about 31,000 square meters is being built on the site, divided into three units. The new building will have a hall area of approximately 27,700 square meters and a mezzanine area of around 2,000 square meters. Additionally, there will be about 1,400 square meters for offices and social rooms. For the loading and unloading of trucks, the facility will be equipped with 29 dock levellers and twelve ground-level sectional doors, nine of which will have covered side docking.
“This makes the property particularly interesting for tenants from the automotive industry,” said Adrian Zellner, a member of the management of Garbe Industrial.
Garbe Industrial acquired the site from the rail vehicle manufacturer Alstom. Before construction began, the area had to be cleared of contaminants. Foundations of former buildings were demolished, concrete slabs removed, and shafts eliminated. Subsequently, the soil was excavated and properly disposed of. According to the company, the real estate company was able to use its long-standing experience dealing with formerly industrially used areas.
A
sealing film will be pulled under the floor slab of all three hall units, allowing even water-polluting substances to be stored. On the outdoor area, six truck and 112 car parking spaces are planned. Some of them will be pre-equipped with e-charging stations.
According to company statements, Garbe Industrial is developing the property taking recognized ESG criteria into account. The building's heating will be provided by district heating. After completion, Garbe Industrial aims for certification of the new building according to the Gold Standard of the German Sustainable
