With the new offering City Dock Plus, the project developer Panattoni aims to satisfy the demand for flexible spaces in urban metropolitan regions. With floor areas between 1,500 and 4,000 square meters, City Dock Plus positions itself between two already introduced Panattoni concepts: the “City Dock”, a business park of around 800 to 1,500 square meters, and Panattoni Park, a logistics property starting at around 5,000 square meters. The target group for City Dock
Plus is small and medium-sized enterprises (SMEs).
As Panattoni (Hall A3, Booth 310) announced on October 7 at the real estate trade fair EXPO REAL 2025 in Munich, the focus in site selection lies on German metropolises and their surrounding areas. “With City Dock Plus we are taking a decisive step and are addressing the existing demand for medium-sized space inquiries. This solution opens growth potential for SMEs and start-ups and offers service providers
as well as light-industrial users a compact, flexible and future-proof home in a highly modern and sustainable environment,” said Fred-Markus Bohne, Managing Partner Panattoni Germany and Austria.
City Dock Plus, according to Panattoni, incorporates central qualities of City Dock such as well-being areas for employees, a modern and urban design as well as sustainable features with photovoltaic installations, electric charging infrastructure and bicycle parking spaces. The modular construction method should enable companies to tailor
spaces to their own needs—from offices to laboratories to production spaces.
To meet the changing requirements of the economy, the product includes flexible usage options according to the developer. Higher floor load capacities, increased ceiling heights, and full sprinkler systems should create additional usage possibilities, also for companies with intensive production as well as flexible warehousing.
