44 percent of respondents assess the situation on the international real estate market as “optimistic”, 35 percent describe it as “neutral”, only 22 percent are “cautious”. This shows the current trend index of EXPO REAL 2025. 579 exhibitors and visitors participated in the online survey in advance of the trade fair. The survey was conducted in September 2025 by the market research institute IfaD on behalf of EXPO REAL.

EXPO REAL 2025 in Munich has opened its gates for visitors from today, Monday, at 9 a.m., and runs until October 8. The around 1,750 exhibitors of the three-day international trade fair for real estate and investments occupy seven halls of the Munich exhibition grounds.

“The current trend index shows:

the bottom has been passed, confidence is slowly returning. While a weak economy, the interest-rate environment, politics and bureaucracy remain central challenges, the overall balanced sentiment indicates a real estate market that is gradually returning to normal,” said Stefan Rummel, Managing Director of the EXPO REAL organizer Messe München. “This development is encouraging — not least for the EXPO REAL, which promotes dialogue and the search for solutions at an international level.”

The survey also provides insights into the challenges the real estate industry is currently facing. At the top of the influencing factors are the interest-rate policy as well as the political framework conditions, which are rated as “very important” or “important” by 94 percent of respondents each.

With 90 percent just behind are the topics “economic conditions” and “bureaucracy” as well as “availability of capital” (89 percent).

Bureaucracy reduction tops the list

To improve the situation, the survey participants mainly wish for: “less bureaucracy” (79 percent of mentions). In second place among the most important wishes is the “availability of capital” (64 percent). The “harmonization of the legal framework conditions in Germany” (47 percent) as well as the “transformation of the real estate stock” (43 percent) clearly occupy the third and fourth ranks.

Trade fair visitors who are interested in logistics will particularly find in Hall A3, where according to the organizers the most developers of logistics properties are exhibiting. For example, Panattoni is in Hall

A3, at Stand 310; and the developer Prologis at Stand 420. By contrast, for example CTP in Halle B1, am Stand 340, aus
