On a plot of approximately 15,000 square meters in Offenbach am Main, Panattoni is developing the Panattoni Park Offenbach. Starting in the first quarter of 2026, an industrial park with two buildings and a total rental area of around 10,600 square meters will be constructed on the site of a former wood varnish factory. The developer announced this to the press on July 28.
The units consist of approximately 4,428 square meters of hall space each, as well as additional office, social, and mezzanine spaces. The units are aimed at companies in
the fields of light industrial, last-mile, logistics, and e-commerce.
According to the information provided, Panattoni is implementing a holistic sustainability strategy in the project. The new property will be constructed according to the criteria of the German Sustainable Building Council (DGNB) with the aim of achieving DGNB Gold certification. Planned features include a large-scale photovoltaic system for power generation, fossil-free heating using a heat pump, and smart metering systems. A wildflower meadow and the preservation of the tree population at the front of the site are also part of the concept. E-charging
stations will be established for future users. Additionally, Panattoni states that a nearby bus stop and the Offenbach-Waldhof train station provide good public transport connections.
The Panattoni Park Offenbach is located in the heart of the Rhine-Main region. The A3 motorway is five kilometers away; the federal highway B448 runs in close proximity with connections. The Frankfurt city center is 14 kilometers accessible, and Frankfurt Airport is 22 kilometers away. "With the Panattoni Park Offenbach, we are developing a location that, due to its central position and excellent transport connections, offers the
best conditions for economic growth," said Fred-Markus Bohne, Managing Partner of Panattoni Germany and Austria.
The mayor of Offenbach, Dr. Felix Schwenke, said: "The decline of the Clouth varnish factory was a bitter moment for Offenbach. It was important for the citizens to quickly find a reasonable quality redevelopment. With the development of the Panattoni Park, we have immediately found a viable and future-oriented solution for the area."
The demolition work on the area will begin in the fourth quarter of 2025. The mediation of the plot was carried out by PrimeLog
