Delta Development is developing the Seidel site in Bornheim. With the revitalization project, the company is realizing its second real estate project in the Bornheim-Sechtem industrial area, the developer announced on 29 October: Between Cologne and Bonn a logistics center with around 32,500 square meters of total usable floor area is being built. Delta Development implements the project according to the Cradle-to-Cradle principle and plans an effective reduction of CO2 emissions in construction and operation of the property. In addition, fossil-free energy sources as well as wood as a
renewable resource will be used.
The company has already implemented a Cradle-to-Cradle project with Levi Strauss & Co. European Distribution Center in Dorsten, North Rhine-Westphalia, and was awarded the Logix Award 2025 by the Logistics Real Estate Initiative (Logix) for it.
The financing of the project in Bornheim is provided by the CCAP Group, an investment company based in Amsterdam, Netherlands. The developer is building on the site of the former Seidel Konservenfabrik a modern logistics center with three halls. In addition, there will be 20 truck parking spaces
and 90 car parking spaces as well as a total of 28 loading docks. Within the three independent halls, units ranging from 9,000 square meters to 20,000 square meters can be leased. According to Delta Development, they are thus particularly suitable for logistics service providers.
By reusing materials and avoiding waste, CO2 emissions are saved and the fossil footprint minimized. In addition, the use of wood as a renewable resource as well as measures for a CO2-neutral energy supply in the form of a PV system are planned. For
the project, Delta Development aims for DGNB Platinum as the highest certification level of the German Sustainable Building Council.
The financing for the purchase of the site for Delta Development is supported by the consultancy Adelfato B.V. Corporate Finance Real Estate B.V. from Laren/Den Dolder, Netherlands. The legal advisory for the CCAP Group was provided by Dentons Amsterdam and Frankfurt, Delta Development was supported by LPA Law Munich. The project is expected to start in early 2026 with the deconstruction of the existing buildings; completion is planned for mid-2027.
