The project developer Lang & Cie. Real Estate AG has received the building permit for a new logistics center in the Emstekerfeld II industrial area in Cloppenburg. On the 34,774 square meter site, a commercial property with a focus on sustainability, flexibility and efficiency is to be built. The marketing is handled by the Robert C. Spies Industrial Real Estate GmbH & Co. KG, the real estate advisory firm said on September 23.
The new building will offer up to 20,000 square
meters of hall space in total, complemented by about 1,100 square meters of office and social spaces as well as around 1,500 square meters of mezzanine space. A division into two autonomous units starting at around 10,000 square meters is possible. Thus, according to Robert C. Spieß, the building could be suitable for various use scenarios in the areas of logistics, e-commerce or light production. The planned building has a clear height of up to twelve meters to the underside of the
binder, 7.5 tons per square meter floor load, a WGK 3-compliant equipment, ESFR sprinklers according to FM Global, 20 loading bays, and two at-grade access points.
Resource-efficient construction is planned: Heating will be provided by air-source heat pumps, all areas are equipped with LED lighting. A large photovoltaic system on the roof provides renewable energy and a green roof is intended to contribute to an improved microclimate as well as to water retention. The fenced site has ample parking spaces for cars
and trucks. Certification according to the standards of the German Sustainable Building Council (DGNB) in Gold is targeted.
The property lies directly on European Route E 233, an east–west connection between the Dutch seaports and northern Germany. The Cloppenburg-Ost interchange is located about 600 meters away. The A1 and A29 motorways are reachable in around ten minutes and provide access to the logistics regions of Oldenburg, Bremen as well as Münster/Osnabrück.
