With a symbolic groundbreaking on 18 September, Scannell Properties celebrated the start of construction for a refrigerated logistics center in Steinau an der Straße in the northern Rhine-Main region. In collaboration with the ID Logistics Group, the logistics real estate developer is implementing a roughly 36,700-square-meter build-to-suit logistics center for Lactalis at a strategically important location for the internationally operating dairy company, the real estate development and investment company announced in a release on September 22. The property

specializes in handling refrigerated foods and includes two cold units where Lactalis's product portfolio is to be stored in an energy-efficient manner. Fabrikon has been contracted as general contractor; completion and handover are planned for the third quarter of 2026.

“With this new warehouse, we strengthen our long-term commitment in Germany, optimize our logistics network and advance our sustainability goals,” said Tiago Lopes, Supply Chain Director of the Lactalis Group Germany. “It is a transformative step for Lactalis

in the German market, as we focus our logistics hub around the new warehouse in Steinau, which will support our current and future growth.”

The distribution center comprises three units with a total of 34,500 square meters of storage space. Two of the units are planned as cold storage facilities, where Lactalis's product portfolio will be stored at constant temperatures of two degrees to five degrees Celsius. In addition, on the 68,400-square-meter site, about 2,200 square meters of

office and ancillary spaces will be created.

Scannell Properties is developing the building in accordance with the requirements for DGNB Gold certification. Through construction measures, the CO2 footprint in active warehouse operation is also to be significantly reduced. For example, the heating system will be powered by waste heat from the cooling system, and the warehouse will be powered by a three-megawatt-peak photovoltaic system on the entire roof. Other features include an energy-efficient building management system, LED lighting,
