Panattoni is developing the third bespoke property for the MSK Pharma Group with the new project "MSK Bensheim III". The project "MSK Bensheim II" was recently completed. The third project at the Bensheim site is a brownfield with very good connections to the A5 and A67 motorways as well as the B47 federal highway, announced Panattoni on July 22. A build-to-suit property is being constructed on an area of about 40,000 square meters, where the full-service pharmaceutical service provider will combine the areas of pharma logistics, packaging, quality management, and company service.
The construction of the third MSK site in Bensheim is scheduled to begin in January 2026, with completion in March 2027.

The new logistics center will have a total area of approximately 22,900 square meters, including approximately 19,000 square meters of warehouse space and nearly 1,900 square meters each of office and mezzanine space. It is the largest property of the MSK Pharma Group to date, designed for the specific requirements of
pharma logistics. The facility consists of three units, one of which will be equipped with a narrow-aisle warehouse and commissioning using bot technology. In addition, a specialized manufacturing area with Good Manufacturing Practice-compliant grey rooms and ISO rooms is planned. The equipment will be complemented by a temperature-controlled warehouse and a cold storage facility. The office building with a roof terrace is also intended to reflect MSK's demand for modern work environments.
The revitalization includes the demolition of the existing building, which was formerly built for SAP. For the new construction, a certification according to DGNB Gold and an ESG verification in accordance with the EU taxonomy are being pursued. In addition to fossil-free
heating and cooling technology based on air-to-air heat pumps, the project will be constructed according to the BEG-40 standard. Other measures include a green roof, a photovoltaic system with direct power supply for tenants, and the use of rainwater for irrigation of the outdoor areas and toilet flushing. A wildflower meadow, an insect nesting wall, and insect-friendly lighting of the outdoor areas are intended to contribute to regional biodiversity. Smart metering and charging facilities for cars and bicycles are also planned.
