The logistics real estate developer DFI Real Estate has started the construction of a distribution center of approximately 17,500 square meters in Kandel in the Germersheim district of Rhineland-Palatinate. The future user of the space is Frischeplattform Südwest, a part of the Gemüsering Group. As DFI Real Estate announced on May 7th, Südwest intends to use the new location to supply a customer with fresh fruits and vegetables.

The new distribution center is to be tailored to the needs of the future user and constructed as a refrigeration

and logistics hall. The property owner will be a fund of the joint venture partners Sicore Real Assets and DFI Real Estate. The project development in Kandel was initiated in the context of a cooperation between DFI Real Estate and Baron Equity GmbH.

By the first quarter of 2026, approximately 15,500 square meters of hall space, 1,000 square meters of warehouse mezzanine, and 1,000 square meters of office space are to be created on the almost 30,000 square meter plot in the Industriestraße. According to DFI Real Estate,

this project will also implement its three-pillar strategy focusing on architecture, digitalization, and ecology to meet the needs of users, municipalities, and investors. The logistics real estate developer stated that good accessibility will be ensured via the nearby A65, including to Mannheim in the north and Karlsruhe in the southeast.

For the project in Kandel, DFI Real Estate is aiming for the DGNB sustainability certificate (German Sustainable Building Council) in Gold according to the 2023 version. According to the developer, this commitment to sustainability is evident, for example, in the modern building technology.
