The GreenRock Real Estate GmbH is developing a modern multi-user logistics and light industrial site in Krostitz near Leipzig. GreenRock is focusing on sustainability and energy efficiency and plans to implement the project according to a concept titled "Green-Premium," the developer stated in a press release on May 28.

On a site of approximately 32,000 square meters, a hall with a total rental area of about 19,025 square meters will be built. The areas consist of approximately 17,408 square meters of hall usage and about

1,617 square meters of mezzanine, which can be configured for storage or office use. The hall height is approximately 10.50 meters at the bottom edge of the binder, which is intended to enable flexible use. The area is divided into two units (A1 with approximately 9,675 square meters and A2 with approximately 9,350 square meters), with each unit having its own loading infrastructure, office options, sanitary and technical rooms. A total of 25 car parking spaces and 20 truck loading points (18 loading docks and

two ground-level sectional gates) are planned.

According to the developer, the new building will meet the requirements of Efficiency Building 40, and a DGNB Gold certification is being pursued. A photovoltaic system on the entire roof, efficient heat pumps, an intelligent energy management system, and a tenant electricity model are intended to reduce operating costs and enable long-term supply security.

Sustainable construction with recyclable materials, a highly insulated building envelope, and a well-thought-out open space concept are intended to reduce the ecological footprint. An optional

implementation in a wood-hybrid construction is also still possible according to GreenRock.

The completion of the project is scheduled for the end of the third quarter of 2026.

The Krostitz location is near Leipzig, with direct access to the B2 and a short distance to the A14. Future users should also benefit from the proximity to Leipzig/Halle Airport and the freight transport center, enabling connection to international transport routes.
