With the symbolic groundbreaking, the construction of the Panattoni Park Unterfranken has officially begun. On the approximately 40,000 square meter brownfield site of a former motorcycle test track in the city area of Eltmann, a sustainable logistics property is expected to be completed by early 2026.

Even before the construction began, a first anchor tenant from the international food industry was secured, as logistics property developer Panattoni

announced on April 30. Another approximately 9,850 square meters of hall space, 520 square meters of office space, and 810 square meters of mezzanine space are still available for lease.

According to Panattoni, the property will be certified according to the criteria of the German Sustainable Building Council (DGNB) and aims for at least the DGNB Gold certification. In the interest of resource conservation, the demolition material

from the existing buildings on site will be processed by the logistics property developer and reused as substructure. Additionally planned: a photovoltaic system with a capacity of 1.62 MWp, air-to-water and air-to-air heat pumps for heating, EV charging stations, a rainwater utilization system, and measures to promote biodiversity. Each rental unit will also be equipped with a wellbeing area.

The Panattoni Park Unterfranken will offer two ground-level

accesses, 18 loading docks, 48 car parking spaces, and four truck parking spaces. According to Panattoni, the location quality is particularly emphasized by its proximity to the A70, the connection to the Bamberg port, and the good accessibility of Nuremberg Airport.
