The logistics property developer Garbe Industrial Real Estate GmbH recently celebrated the topping out ceremony in Lüneburg: In the Ost business park, just a few hundred meters from the port and the Elbe Lateral Canal, the Hamburg-based real estate company is developing a new logistics center with a total area of around 20,200 square meters.
A building with a total hall area of about 17,400 square meters, divided into two units, is being constructed on the site. Additionally, there are approximately 1,000 square meters for offices and social spaces, and almost 1,800 square meters of mezzanine space.
The new building is scheduled to be completed in September 2025. The investment volume amounts
to around 27 million euros. According to the developer, the property is being developed prospectively without fixed lease commitments. Promising talks are being held with some interested parties.
"We are proud of the construction progress that is now visible to everyone," said Maik Zeranski, a member of the management of Garbe Industrial Real Estate, in the presence of city representatives and project partners. He especially thanked the administration and the companies involved in the construction: "What is being accomplished here, from planning and approval to construction execution, is fantastic."
Garbe Industrial Real Estate acquired the approximately 33,000 square meter site at the end of 2022 and subsequently had it examined for unexploded
ordnance residues. The outdated buildings that stood on the area were demolished. The debris generated in the process was recycled and is partially being reused in the construction of the new property, for instance, as a base layer. "Our strategic approach is to make unused areas usable again for logistical and commercial purposes," said Zeranski.
For the loading and unloading of trucks, the property will be equipped with 17 loading bridges and two ground-level sectional doors. A sealing membrane will be laid under the floor slab of one hall unit, allowing for the storage of water-polluting substances. The outdoor area includes parking spaces for 55 cars and five trucks. Some of the
parking spaces will be pre-equipped with e-charging stations. The logistics and industrial property construction specialist company Goldbeck has been appointed as the general contractor for the execution.
To generate renewable energy, a photovoltaic system with a total capacity of around 1.7 Megawatt Peak is planned to be installed on the roof area. To avoid the use of fossil fuels, the property is to be heated using air-source heat pumps. Garbe Industrial Real Estate aims for certification to the Gold Standard of the German Sustainable Building Council (DGNB) for the new building.
According to the developer, the new building is particularly suitable for companies seeking modern storage and transshipment areas in the Hamburg
