The medical technology manufacturer Dräger will become the anchor tenant of the planned "Panattoni Park Lübeck Süd." Eighty-four percent of the spaces have already been long-term leased to the company from Lübeck, which will use the southern building as a distribution center, communicated the developer of logistics properties on May 28. On the approximately 82,000 square meter plot in the new Lübeck business park "Semiramis," two commercial properties with a total area of just under 46,000 square meters are being constructed.

"For the consolidation of our various logistics warehouses in Lübeck, this location is ideal due to its proximity to our existing production facilities, also because it offers space for future

growth, which would not have been possible on the existing company premises," said Stefan Dräger, CEO of Drägerwerk Verwaltungs AG. "With the new location, we improve the efficiency of our logistics processes and thus our profitability. This contributes to securing jobs in Lübeck."

The start of construction for the superstructure is planned for June 2025, with the first groundworks having already begun at the end of March. The overall completion of the park and thus the handover to Dräger is scheduled for January 2026. The settlement of the medical technology manufacturer was advisingly and intermediary supported by Realogis Immobilien Deutschland GmbH.

Around 6,300 square meters of hall space, 530 square meters

of office and social spaces, as well as a mezzanine level with 460 square meters, are still available in the north building for another user. The spaces are designed for companies from industry, trade, or logistics seeking a modern and sustainable location in close proximity to the A20, A1, and the Lübeck ports. The storage areas are equipped with WHG film (WGK III) and a load capacity of up to 7 tons per square meter.

Certification according to DGNB-Gold is being pursued. Sustainable measures include, among others, a fossil-free heating system, a photovoltaic system with a future total output of up to 4 MW, rainwater utilization for sanitary areas, barrier-free access,

as well as generous green spaces with wildflower meadows, trees, and biodiversity-promoting measures such as nesting boxes and beehives. Additionally, Panattoni is implementing extensive compensatory measures.

Prior to the construction measures, extensive archaeological investigations were carried out, among other things. According to Panattoni, the area has an "excellent infrastructural connection" and will be even more accessible in the future — among others through the completion of the "Wasserfahr" road, which means a significant shortening of the access to the highway, and its own bus stop.
