P3, developer and owner of logistics real estate in Europe, has acquired a plot of 166,000 square meters in Berlin-Schönefeld. On the site, a modern logistics park with a total rental area of around 89,550 square meters is to be built, according to a statement by P3 dated September 16. Completion is planned for the fourth quarter of 2026. The seller of the land is a joint venture of May & Co. and Pflugfelder.
The new “P3 Berlin Airport Park” will be designed with its flexible space allocation for both logistics and production uses. The total rental area is divided into 79,722 square meters of logistics space, 3,456 square meters of
office space, and 6,078 square meters of mezzanine space. The concept enables a flexible division into up to eight separate units to meet different tenant needs.
With a clear height of twelve meters and a floor load capacity of seven tonnes per square meter, it should provide good conditions for efficient logistics processes. A total of 80 loading gates and eight ground-level gates are planned for goods handling. For employees and visitors, 690 car parking spaces are available, while 80 truck parking spaces are planned for heavy freight traffic.
P3 aims for the logistics park in the area of sustainability to obtain the BREEAM certification “Excellent”: The park should feature numerous
environmentally friendly features such as energy-efficient LED lighting, electric vehicle charging stations and intelligent consumption monitoring for optimized energy management.
“With this project in Berlin-Schönefeld, we are expanding our portfolio with another premium location in one of the most dynamic economic regions of Germany,” said Sönke Kewitz, Managing Director P3 Germany. “The immediate proximity to Berlin Brandenburg Airport (BER) and the excellent access to the motorway network make this location particularly attractive for companies in the areas of e-commerce, air cargo and industry.”
The site is located five kilometers from Berlin Brandenburg Airport (BER). It is connected to the A10 and A13 motorways (about five kilometers away). This makes it suitable
for national and international logistics services. The proximity to Berlin also opens up one of Germany's largest consumer markets.
Construction start is planned for the fourth quarter of 2025, with planned completion by the end of 2026. All units of the flexibly subdivisible complex are currently still available.
