Panattoni is realizing its fifth campus solution in Germany with the "Panattoni Campus Augsburg." A commercial area is being developed on a total area of 46,000 square meters in the Lechhausen industrial estate in the northeast of Augsburg, as communicated by the largest project developer of industrial, logistics, and commercial real estate in Europe on May 15. With a combination of Panattoni Park and City Dock, the new campus near the A8 and B2 will offer flexible rental solutions for logistics, production, and research companies.
The Panattoni Campus Augsburg is being built on two adjacent plots, which previously housed a high-bay warehouse and rail facilities, as well as a production facility for railway sleepers. As a brownfield project, Panattoni is converting the areas to a new, sustainable use through extensive dismantling
and revitalization measures. The goal is to create an efficient commercial location.
The commercial area consists of a Panattoni Park with around 17,400 square meters of hall space, 970 square meters of office space, and 1,670 square meters of storage mezzanine, as well as two City Dock buildings with a total of 9,000 square meters of space. The seven City Dock units are flexibly divisible and offer storage spaces between 730 square meters and 880 square meters, office spaces between 190 square meters and 300 square meters, and flex spaces between 170 square meters and 280 square meters. With the diverse usability of the campus concept, Panattoni appeals to different sectors such as logistics, light industrial, research, and production. For employees, 120 car and 38 bicycle parking spaces will be created
on the campus. A generously designed wellbeing area is intended to enhance the quality of stay.
The construction work for the logistics and commercial property will begin in June 2025. Completion is scheduled for the second quarter of 2026. The land brokerage was carried out by InProReal in cooperation with Hama Beteiligungs GmbH as the seller. The marketing of the rental spaces is being handled by the companies InProReal and CBRE.

Certification according to DGNB Platinum is being pursued for the property. Panattoni
also aims to obtain a brownfield certificate from the DEBV (German Brownfield Association) for the project. In addition to a photovoltaic system for power generation, green roofs will be installed on the mezzanine areas, bicycle and smoking shelters, as well as on the sprinkler center. Heating will be provided via district heating, while rainwater will be used for toilet supply and irrigation of the outdoor facilities. Noise barriers are intended to protect the adjacent residential development. Additionally, provisions for electric charging stations for cars and bicycles will be created to support the mobility transition. The concept also includes nature-friendly outdoor areas with wildflower meadows, orchard trees, and insect hotels.
