Where the printing rollers once turned for a long time, Panattoni will develop a combination of an industrial and business park. On the approximately 139,000 square meter site of the former Prinovis printing plant in Ahrensburg near Hamburg, in close proximity to the A1 motorway, the newly emerging City Campus Ahrensburg is set to offer companies from the Hamburg metropolitan region and the surrounding area flexibly designed rental spaces starting from early 2026. This was communicated by Panattoni to the public on July 1.
The new development comprises a total of four buildings. The City Dock boasts approximately 14,000 square meters of hall space and about 3,900 square
meters each of office and flex space. The three larger halls of the City Park will have a total hall area of approximately 53,000 square meters, as well as around 4,000 square meters for modern office space and annexes and a further approximately 800 square meters of storage mezzanine. A generous parking offer is also planned on the site of City Campus Ahrensburg. In total, 312 parking spaces will be available for future employees, including 26 disabled and 14 truck parking spaces.
Due to the "traffic-technically demanding location of the inner-city brownfield," particularly 13 smaller-scale areas are planned for the industrial park part, according to Panattoni. These are
flexibly divisible starting at 3,300 square meters and target use by companies in the fields of production and light industrial as well as start-ups with regional and supraregional focus. One of the halls will be equipped with a water protection film for the storage of goods that must meet this requirement.
For the subsequent new construction, Panattoni aims for implementation at least according to the Gold criteria of the German Sustainable Building Council (DGNB). In addition to a photovoltaic system with approximately seven megawatt peak on a total of 71,000 square meters of roof area, the installation of a heat pump for fossil-free heating and a large number
of e-charging stations is planned. Furthermore, around 3,300 square meters of roof area will be greened.
The demolition and renovation work has already begun. The completion of the modern new buildings is scheduled for early 2027. The property was brokered by the real estate specialist Realogis, who is also tasked with marketing the areas.
According to Panattoni, the development of City Campus Ahrensburg is being carried out in close coordination with the city of Ahrensburg.
