The logistics real estate developer Prologis has announced its plans to transform a 278,000 square meter site in Dortmund-Dorstfeld into a logistics and business park with the project "Dortmund DC4ward," designed according to DGNB Platinum sustainability standards (German Sustainable Building Council) and focused on employee well-being.

With the project, Prologis will create 130,000 square meters of new logistics and commercial space, spread across seven buildings: four logistics halls and three buildings for commercial or light industrial use. The project will be implemented in three phases. Phase 1 is expected to

start at the end of this year and be completed no earlier than December 2026. The entire area should be finished by mid-2028 at the latest, as Christina Deuss, Director of Capital Deployment Germany at Prologis, explained on June 2 at a press conference during the logistics trade fair transport logistic 2025 in Munich.

Initial discussions with potential customers are already underway. The "Dortmund DC4ward" project is not only intended to create space for new jobs but also to promote long-term economic growth in the Ruhr area.

Dortmund DC4ward combines

two advantages for customers, Deuss pointed out: the immediate proximity to the city for efficient last-mile logistics and short commuting distances, as well as direct highway access to national and international supply chains.

According to the developer, Prologis Park Dortmund DC4 is planned with a focus on ecological sustainability and employee well-being. For example, materials from the demolition will be reused on-site as backfill material wherever possible, and low-carbon and recycled building materials will be used. For the well-being of employees, the central park is to provide recreational and sports

opportunities as well as space for events. According to Prologis, the logistics halls will also be planned to have significantly more daylight than conventional distribution centers.

Mining Houses to be Preserved

The site in Dortmund-Dorstfeld has a long industrial history. Initially, it was used as a lignite mine in the 18th century and later served various companies as a production site.
