Fiege Real Estate has, according to the company, completed a new logistics center in the Borna-Ost industrial park south of Leipzig. The property was sold in late summer as part of a sale-and-lease-back transaction to the globally operating real estate investment house EQT Exeter. Fiege remains the long-term tenant and operator of the site.
The site covers around 80,000 square meters, the logistics space amounts to about 40,000 square meters and is distributed across four hall sections. The center offers around 40,000 square meters of logistics space for customers from various industries and, according to the company, strengthens Fiege's presence in the Leipzig/Halle logistics region. The site is connected to the regional transport network via the nearby
Autobahn A72.
Focus on Sustainability and Energy Efficiency
In developing the new site, Fiege Real Estate, according to its own statements, placed particular emphasis on sustainability. The building meets the efficiency house standard EG 40 and aims for a DGNB Gold certification according to version 2023. On the roof, Fiege installed two photovoltaic systems with a total of about 10,000 PV modules and a capacity of around 4,500 kilowatt-peak (kWp).
The generated solar power is used, among other things, for the electric charging infrastructure. Currently, 40 charging points are available, another 40 are already prepared. In addition, an air-to-water heat pump, LED lighting, and mineral wool insulation for roof and facade are used. The office areas are
equipped with a wood facade system.
Ecological Standards
According to Fiege, the logistics center has its own biodiversity concept and a digital energy monitoring system, which is controlled via the building management system. For cooling the site, propane is used with a Global Warming Potential (GWP) of less than three. The hall floor is WGK-III capable and thus enables the storage of water-hazardous substances.
With the new site in Borna, Fiege expands its capacities in the Leipzig/Halle area and creates additional spaces for existing and new customers.
