Fiege Real Estate has, according to company information, completed a new logistics center south of Leipzig in the Borna-East industrial park. The property was sold in late summer as part of a sale-and-lease-back transaction to the globally active real estate investment house EQT Exeter. Fiege remains a long-term tenant and operator of the site.
The site covers around 80,000 square meters, the logistics space amounts to about 40,000 square meters and is distributed across four warehouse halls. The center offers around 40,000 square meters of logistics space for customers from various industries and, according to the company, strengthens Fiege's presence in the Leipzig/Halle logistics region. The site is connected to the regional transport network
via the nearby A72 motorway.
Focus on sustainability and energy efficiency
In developing the new site, Fiege Real Estate, according to its own statements, attached particular importance to sustainability. The building meets the Efficiency House standard EG 40 and aims for DGNB Gold certification under version 2023. On the roof, Fiege installed two photovoltaic systems with a total of over 10,000 PV modules and a capacity of around 4,500 kilowatt-peak (kWp).
The generated solar power is used, among other things, for the e-charging infrastructure. Currently, 40 charging points are available, another 40 are already prepared. In addition, an air-to-water heat pump, LED lighting, and mineral wool insulation for roof and façade are in use.
The office areas are equipped with a timber façade system.
Ecological standards
The logistics center, according to Fiege, has its own biodiversity concept and a digital energy monitoring system controlled via building management technology. For climate control of the site, propane with a Global Warming Potential (GWP) of less than three is used. The hall floor is WGK III-capable, thereby enabling the storage of water-hazardous substances.
With the new site in Borna, Fiege expands its capacity in the Leipzig/Halle area and creates additional space for existing and new customers.
