The Trammell Crow Company (TCC) has begun construction on a speculative commercial project in the Rhine-Ruhr area. The project is being realized in collaboration with Cain International, an integrated investment firm with over $17 billion in assets under management, according to a press release from the commercial real estate developer dated June 16.
The construction project is located on Hüttenstraße in Kerpen, approximately 23 kilometers west of Cologne. The commercial and logistics project includes two (Class A) buildings with a total area of 28,117 square meters - including 23,258 square meters of warehouse and production space, 3,129 square meters of mezzanine
space, and 1,730 square meters of office space. The new construction is being developed on a 46,202 square meter plot and has been planned according to current user requirements and sustainability standards. TCC aims for BREEAM certification with an 'Excellent' standard for both buildings.
Construction began in March 2025. Full completion is expected in the first quarter of 2026. CBRE is acting as the exclusive leasing partner.

The future commercial and logistics property also benefits from proximity to key transport hubs such as Cologne/Bonn Airport (40 kilometers away), the Cologne-Niehl Rhine Harbor, as well as major European seaports like Rotterdam and Antwerp – as well as cargo airports in Liège and Frankfurt.
