At the city limits with Herne, Goldbeck subsidiary GSE Deutschland, together with the E-Group, is developing a logistics project with two halls, four units, and a total rental area of around 37,000 square meters, as stated in a press release from August 12, 2025.
The facility is being constructed on a 65,200 square meter brownfield in the "Green Hub Emscher" commercial and industrial area and is
scheduled to be handed over to the investor HIH Invest Real Estate in a joint venture with Nrep in mid-2026. The investment volume amounts to approximately 48 million euros. The location offers direct access to the A42, A43, and A2 motorways as well as proximity to the Container Terminal Herne, an important hub between rail and road. The area was previously used as a coal storage
depot.
According to GSE, sustainability is the focus: The property will be constructed in accordance with EU taxonomy and therefore meets high EU environmental, climate, and social standards. Planned features include a photovoltaic system with a capacity of 2.2 megawatts, air-water heat pumps in office areas, air-air heat pumps in the halls, and DGNB Gold certification.
"The logistics park Herten exemplifies our vision of environmentally friendly
industrial development," says Dany Brodhag, Managing Director of GSE Deutschland. "With this project, we are making a strong statement for sustainable logistics properties and demonstrating that ecological responsibility and economic efficiency can go hand in hand."
Dr. Steven Engler, Managing Director of the E-Group, emphasizes: "The project strengthens the economic location Herten and simultaneously contributes to the transformation of an industrial wasteland into modern, sustainable commercial
