With City Dock Neuss, Panattoni is realizing the largest project of its City Dock concept to date in North Rhine-Westphalia. In a central location in the city of Neuss, on a section of the area of the US corporation 3M, a modern business park is being developed in constructive coordination with the city of Neuss, which is intended to combine the requirements for small-scale commercial use with a future-oriented ESG approach, Panattoni announced on June 26.

The approximately 85,500 square meter property is located in the Hammfeld district, just a few minutes' drive from Düsseldorf. Panattoni plans to develop a new City Dock

on the site with around 32,600 square meters of hall and flexible usable space, as well as approximately 6,500 square meters of mezzanine office space, and 272 car and 152 bicycle parking spaces. Implementation will take place in two construction phases. First, the western part will be built, followed by the realization of the eastern section.

Panattoni is developing the site after a long and complex acquisition process. In collaboration with the city of Neuss over almost a year, a concept was developed that includes both the subdivision of the property and an early and detailed planning of the necessary relocation of supply

lines. The subsequent preliminary building request was positively approved by the city.

With City Dock Neuss, Panattoni aims to create urban economic spaces that are both functionally and ecologically sustainable. The existing office building and parking lots on the site will be dismantled. The new building aims for certification according to the DGNB Gold standard. The plans include, among other things, the use of an air-water heat pump in the office area and an air-air heat pump for the halls. The energy produced with the planned photovoltaic system can be fed into the grid or used directly by future tenants. Rainwater will be

collected via cisterns and provided for the operation of sanitary areas. Two generous wellbeing areas are intended to improve the stay quality for employees. In addition, each of the 22 rental units in the area will be equipped with its own double charging station for electric vehicles.

According to Panattoni, City Dock Neuss is easily accessible by car, public transportation, and bicycle. It is particularly interesting for small and medium-sized enterprises, start-ups, and companies in the light industrial sector.
